Can non-Portuguese citizens apply for government incentives for younger 35, to buy a house?
There are two different government incentives to younger 35 to buy their first house:
- fiscal exemptions on IMT and Stamp Tax
- Possibility to finance amounts up to 100% acquisition price
For being eligible to fiscal exemptions non-citizens needs:
- To be under 36
- To Buy the first primary house ( for living, not for renting)
- Not holding any property in Portugal still
- Property value less than 324k
- To have a portuguese address registered as “domícilio fiscal” in Portuguese Fiscal Authority
For being eligible for 100% finance, non-citizens needs also :
- to be fiscal resident in Portugal (pay taxes in Portugal)
- to work in Portuguese company based or for Portuguese market
Conclusion: in same specific conditions, non-citizens, residents in Portugal may be eligible for under 35 government incentives to buy house
